Before I ever got my real estate license, I ran a carpet cleaning business here in DFW — and the last thing people do before they sell a house is clean the carpet. That put me in the room with sellers at the exact moment they were deciding what to do with a house that needed work, and it's how I ended up buying and selling many homes of my own years before I was ever licensed.

That's still the core of what I do. I help DFW homeowners — heirs handling an inherited property, people going through divorce, empty-nesters downsizing, landlords, and anyone on a tight budget or timeline — figure out the real math on a house that needs work. Sometimes a small investment here could increase your return ten-fold. Sometimes it's not worth it at all, and the smarter move is to sell as-is. Either way, I'll tell you straight, and it's always up to you whether to accept it.

One story sums up how I work: a seller was hoping for $70,000 on a house that needed real repairs. Fixing it right would have added roughly $60,000 to the profit, but it would have taken six or seven months, and she needed cash sooner. So instead of taking the first cash offer, I brought in five investors, let them bid against each other on the house exactly as it sat, then disclosed the top bid to all of them and called for highest and best. She sold for $120,000 — with zero repairs. That's the value of running a sale the right way instead of just taking the first number.
